Working with a Custom Designer

A custom home designer brings you through an exhaustive needs analysis to determine structural, functional, and aesthetic elements to be incorporated into the final building design. The custom home designer's plan considers traffic flow, sunshine, view, exterior look, access and egress, interior fixtures, materials, furniture, fabrics, upholstery, lighting, and other unique accessories. Regarding scheduling, time required for this service will vary from 100 to 200 hours.

It's best to involve the builder as early as possible in the design process. Working alongside the designer ensures provisions for mechanical systems don't come after the fact (resulting in unsightly bulkheads where clean lines were first envisioned for example). Regardless, the final building plan will undergo technical vetting by the engineering team. Any design element with significant potential impact on budget or schedule will then be rationalized prior to building permit application.

Architects

Where budget and building circumstance justify, an architectural firm can be hired to create the building plan. Straight Up typically only recommend architects for building scenarios addressed in the Architectural Institute of British Columbia's Bulletin 31: Buildings Requiring the Services of an Architect.
